Birdneck Office/Warehouse

Date: Phase 1 - 1999, Phase 2 - 2001

Birdneck Office/Warehouse consisted of two building totaling approximately 30,000 square feet during Phase One. Both buildings feature a glass enclosed entrance area while Building 'A' features an awe-provoking forty feet tall open atrium.

Phase Two of the project added an additional 12,000 square feet to each buildings, bringing the total occupancy space of both building to 54,000 square feet. More phases and additional buildings are planned for the future.

Buildings are constructed on a spread footing foundation, supported by eight inch CMU walls, steel framing and timber roof framing.

This project presented many challenges for me. Along with Life-Safety Issues and Accessibility Guidelines the client's leasing strategy changed several times throughout the design and construction phases. My responsibilities included meeting with the client, meeting with city code officials, presentations, design and drafting.
